Starting with a blank slate is always a treat, and the Kraynov Residence gave us the chance to bring a vision to life from the ground up. On a sprawling 2.8-acre lot in Poway, we designed a single-story home that hits the sweet spot between functionality, family comfort, and architectural flair.

Building from Scratch

The new residence spans 3,060 sq. ft., with a 620 sq. ft. garage attached. From the outset, we wanted this to be a home that felt both welcoming and efficient—open enough to entertain, yet private enough for family life. Four bedrooms, three bathrooms, and a dedicated office round out the plan, giving every family member their own space while still tying everything together around a central great room.

Spaces That Work Hard (and Look Good Doing It)

The layout is anchored by open kitchen, dining, and living areas that flow seamlessly. We incorporated en-suite closets for each bedroom (because let’s be honest, nobody ever complains about too much storage) and made sure the mudroom and laundry areas could keep up with the daily rhythm of family life. The garage, set on a sloped slab, provides extra functionality while keeping access smooth and practical.

Details That Elevate

This home isn’t just about square footage—it’s about the details that make living easier and more enjoyable. We introduced a mix of stone cladding, warm stucco, and sleek composite siding to give the exterior both durability and curb appeal. Inside, 10-foot ceilings, panoramic sliding doors, and recessed windows maximize natural light and blur the line between indoors and outdoors. Every finish was chosen to balance resilience with style.
